Susan and I wanted to thank you for the unwavering efforts you put towards selling our Meridian home. To say that we went into the process with a touch of fear would be like saying walking a tight rope across the Snake River Gorge is a touch dangerous. We were petrified! Taming this economy to sell even a high quality home was a scary thought.
This is where you came in. As you know, we interviewed several agents in person. Being in sales myself, I came into these interviews with pointed (maybe jaded) and direct (maybe rude) questions to see who could handle the job in this economy with intellect, creativity and drive. Your final grades A, A, A!
Tammy, your initial presentation was not smoke and mirrors. You gave us a realistic price at which you thought our home would sell. Some other agents came in with figures that looked great, yet were unrealistic.
Your true worth, however, came in the preparation and presentation of home. At your own cost, you provided professional stager, Gail Napier, to stage our home to be perfect for prospective buyers. Secondly, again at your cost, you hired a professional photographer to take the brochure and online photos. The high gloss, high card stock full color brochures were the envy of other sellers in our neighborhood. The designated web site, www.865yosemite.com, honestly made us not want to sell our home any longer!
Add in the other additional incentives you provided buyers through the process and we know that you spent a large percentage of your commission BEFORE the home even sold.
Even with all this, we believe your best asset was the passion you showed throughout. We felt that you “rode the wave” with us. Though we were not your only clients, we felt as if we were, and believed that you took it as a personal mission to sell this home.
The final analysis, we received two offers in 4 months in an economy where the average time to sell a home was closer to 9 months. We accepted the second offer and sold at a price that is still not believed by our friends/family and lauded by our neighbors. In fact, our very good friends who live in a slightly more desirable neighborhood just down the road finally took their home off the market after 18 months, $80,000 in price reductions, 2 agents, and one conniving stager.
